Property Location

Riddlesdown Station (pictured) is a short walking distance away with half hourly services to central London via East Croydon in under 30 minutes.
There is a public footpath shortcut (about 100 yards away from the house) all the way down to Lower Barn Road where Riddlesdown Station is to be found.

Start the morning with a walk on the Common (just at the end of Riddlesdown Road about 100 yards away and part of the City of London nature reserves) and take another public footpath downhill to the local cafe for breakfast then on to Riddlesdown station and be at work to shower and be behind your desk within 30 minutes. That's quite a unique offering for a London commuter searching for a home for life. For the weekly shop there's a Waitrose or Tesco superstore a five minute drive away and the Purley town centre offers a buzzing atmosphere of restaurants with international cuisine and bars.
For meeting up with friends, Purley Station has fast links to Gatwick in under 15 minutes or junction 7 on the M25 is optimally ten minutes' drive away if you need to drive there. The community spirit is evident at the long established local golf and tennis clubs and Riddlesdown school (11 to 18) is a ten minute walk away, and Atwood primary a 5 minute drive, and would be the envy of a private school fee payer with their facilities and grounds and their current outstanding OFSTED ratings where the opportunities for a great start in life are tremendous.

It is not every day that a house comes along which satisfies buyers' main search criteria (trains, good schools, open space) but carries with it something extra or special to get really excited about and in our sales manager's view this has it.
Being one of several hundred well regarded homes built by John Laing and Son, close to the popular Riddlesdown Common and nature reserve, you might think this house was run-of-the-mill but on closer inspection you'll see that's not so. It must have one of the best vantage points of the London skyline anywhere in Croydon from the Post Office tower to Canary Wharf and the wide first floor landing invitingly offers the chance to add a floor to make even more of that view subject to the usual consents. This is a corner plot and stretches deep into the corner which not only offers good sideways development potential but Laing designed this footprint slightly differently to make good use of this with the front door on the corner of the house. Its level position and position on the side of the Common just 100 yards to the Common's car park and entrance (pictured) means no main roads have to be negotiated so children can get home from Riddlesdown school and take the dog for a walk safely. These features make this house a very exciting prospect for a home improver and many will therefore view it as a home for life, and rightly so, just as it has served the present vendors' parents for over thirty years.
