Property Location

Click or visit this google map link to see the landmarks nearby mentioned here including the distance to Sanderstead Station and Sanderstead village: https://goo.gl/maps/JjhxyrUTk7VB1dCi6 Apart from the views the high elevation brings fresh air, the rich smell of flowers, and a feeling of space, there is a nearby open field and copse called The Gruffy (pictured) which is the site of the annual village fair, and is used for ball games, or just sitting out in the Summer, only 5 minutes' walk away up a gentle gradient. Sanderstead Pond, next to the Gruffy, is separated by a walkway and regularly attracts herons (pictured).

The village itself is alive with activity and has a wide variety of shops including a popular restaurant, a Post Office, a Costa and further down a Waitrose supermarket, opposite Waitrose there is another open space, the Sanderstead recreation ground where there is a bowls club and a cricket and hockey club next door, and another in Blacksmith's Hill. The famous Selsdon Park Hotel golf club is closeby. Gresham primary School in the village centre is popular and dates back to 1875, the former post office next door dates back to 1850, so parents will not have far to walk. Henry VIII was reputed to have hunted in the Kings Wood (a 140 acre bluebell wood) in Sanderstead hence its name. Sanderstead is mentioned in the Domesday book as 'Sanderstede' and has the 12th century All Saints church at its heart (pictured).

The walk to Sanderstead Station is a pleasant one and downhill or it's a 5 minute bus journey stopping outside from the top of Limpsfield Road by the roundabout. The area qualifies for the London freedom pass so the ease of getting to the station makes that all the better.

From Sanderstead village the old Surrey village of Warlingham is a short bus ride of about 7 mins with yet more popular schools, restaurants and one or two old pubs and a Sainsbury's superstore. Beyond Warlingham there is open country and about 15 mins further by car, Westerham and the North Downs.

There is a vibrant local community and a variety of activities to take part in at the Church Hall, a short walk away where local amateur dramatics shows draw a big and happy audience.

Riddlesdown collegiate has an outstanding Ofsted rating and is within safe walking distance too along with a number of other state and private schools within catchment.

Additional Information

The perfect escape nestled most privately on a hillside overlooking East Surrey with a westerly aspect and enjoying a quiet road thanks to it being two way for left turning traffic only. The owners have enjoyed the Property for over ten years since they were first bowled over by it when they found it through us originally and the sunset never disappoints they say (pictured). For a short cut to the Sanderstead Hill bus stop (403) there is a useful tree lined path beside the Property leading to The Woodfields then down to the Sanderstead Road, via the Farm Fields tennis courts and the Sanderstead library and on to the tranquil Wettern Tree Gardens (pictured). This Chain-Free home would suit a family or a retired couple as the steps are no more that it would take to navigate a typical set of steps in a theatre, say. The owners say it has been the perfect private and scenic escape from the 'hustle and bustle' of City life and it could be for you too! The garden is well stocked and mature with good growing conditions, drainage and aspect.
